LEASING SERVICES

Being “in-the-know” and recognizing the ebb and flow of new-to-market prospects, expansion and relocation opportunities, and having worked with every major landlord across Oregon, Southwest Washington, and Montana has earned us success in the lease-up of retail centers. Our services include:

  • Analyzing project feasibility:

    • Pro-forma development and tenant mix consultation

  • Developing a clear vision for each property by creating merchandising plans and establishing the highest and best use for each property and every vacancy

  • Preparing and negotiating LOIs on behalf of landlord clients

 

Case Study: Redevelopment of Enclosed Mall

In 2004, we led the design, tenant mix consultation, as well as anchor and shop space leasing for the redevelopment of the formerly enclosed Bend River Mall into the 367,829 square foot Power Center now known as Cascade Village Shopping Center with village component anchored by Best Buy, Petsmart, Bed, Bath & Beyond, Trader Joe’s, and Ross Dress for Less.

Since completion of this redevelopment, we have facilitated all new anchor and shop space leases, as well as all renewals at this center in the “Golden Triangle” retail hub at the confluence of Highways 97 and 20 at the northern end of Bend, Oregon, one of the fastest growing midsize cities in the U.S.

INVESTMENT SALES & DEVELOPER SERVICES

We have worked with developers and investors both locally and from across the region and around the country, executing land and building sales for both vacant and net-leased properties, assisting in 1031 exchanges, assembling land for future development, and aiding in corporate disposition of excess real estate. Our services include:

  • Identifying potential assets for acquisition and negotiating purchases and sales

  • Preparing development pro-formas for land acquisition opportunities

  • Developing target lists of viable potential tenants for prospective purchases

 

Case Study: Land Sale for Area’s First Lifestyle Center

What was a 27.82-acre former rock quarry by the side of an interstate in 2005 would become the first lifestyle center in Oregon. After courting several developers and pitching the vision, we facilitated the $170m land sale to CenterCal Properties. We also worked on leasing and brought several first-to-market tenants to the center. The success of Bridgeport Village has prompted the development of an additional 300,000+ SF of retail space to the immediate area.

Case Study: flagship location for home goods retailer

 
 

After flying to Minneapolis just to talk with Room & Board about Portland and tell them just how passionate we are about their brand, we convinced them that we are just as passionate about our work. We toured several of their existing stores and worked with their team to determine the best location for a Portland store. They ultimately opened in the historic Fisk Tire Building in Portland’s Peal District, complete with its original 1920s windows and exposed wood beams.

Case Study: Rollout For National Fitness Chain

 
 

We introduced 24 Hour Fitness, currently the second largest health and fitness chain in the U.S., to the region, and rolled out sixteen new locations as part of a Pacific Northwest market penetration plan for the rapidly growing chain. This credit tenant was open to a variety of transaction types. Our services included:
